/Problem

Is the zoning decision final, and how many houses does it allow? That is where a developer or a land investor starts, before deciding to make the trip out to see the site. The plot on offer is 2.59 ha outside Lodz with a final decision for 16 detached houses, and a buyer also checks how the boundary runs, what the utility connections are and how the plot is reached from the public road. A portal listing cannot hold that in a form that supports a first appraisal, and on a transaction of several million zloty that appraisal is the condition of any further conversation. The owner asked for a single-page site collecting the full set of figures straight from the documents, ready to be shared as one link.

/Approach

The February 2026 zoning decision and the cadastral extract set the baseline. The letters setting out the terms for connecting utilities were added to that. The plot and building parameters have their counterpart in those documents, so nothing falls apart once a buyer starts checking them against the source. The market figures, the distances and the conversions of the asking price are labelled on the page as indicative. We also wrote down what the page would not carry. The plot number, the land register number and the name of the owner stayed out of the text, because details like those attract calls from people who will never buy. The layout of the sixteen houses is labelled a diagram, so nobody mistakes it for a finished design.

/Solution

Everything stands at one address, with no login and no subpages beyond the privacy policy the form requires. At its centre is a map on government aerial imagery, with a plot outline taken from the same state register a buyer will open anyway. Three switches show the boundary, the planned access from the county road and the plot outline extruded to 9.5 metres, the building height the decision allows. A slider moves the view between the empty field and the layout of 16 houses. Building parameters are revealed by scrolling, one at a time. Enquiries go straight to the owner.

/Result

Today the site runs at osiedlejordanow.pl. The price per square metre, the status of the decision, the boundary, the utilities and the road access all fit into one link that previews the offer the moment it is pasted into a message. A buyer has what a first appraisal needs before the first conversation, and the owner is no longer fielding calls about things the page has already answered. The plot description and the common questions are written so search engines can surface them.
